The Royal Garden Hotel is a five-star hotel located on Kensington High Street in London. With nearly 400 guest rooms, alongside restaurants, bars and events facilities, the hotel recently upgraded its heating system by replacing its four conventional, non-condensing steel shell boilers with a modern and highly efficient Modumax mk3 floor standing boiler system.
As part of the upgrade, ICG Site Facilities Management Ltd specified and installed eighteen 254kW Modumax mk3 floor standing boilers, arranged in six vertical stacks of three, across two banks. A new raised plinth was installed to accommodate the system, which provides a total output of almost 4.6mW.
The upgrade also included a new flue system, and PHEX, complete with accessories, to provide hydraulic separation between the boiler primary circuit and the building’s existing heating circuits. The new boilers were then integrated with a new building management system (BMS).
The hotel now benefits from a more efficient and flexible heating solution. With seasonal efficiency of up to 95%, the new Modumax boilers are expected to reduce energy and associated carbon emissions, which is likely to improve the building’s overall energy performance.
Thanks to the system’s excellent turndown rate, the new boilers respond more closely to changes in the building’s heating demand, which is particularly important for a busy hotel that operates around the clock. As an eighteen-module configuration, individual modules can also be taken offline for any future maintenance or servicing intervals without interrupting the hotel’s heating supply.
Following a successful installation and commissioning process, The Royal Garden Hotel now benefits from a modern, flexible and efficient heating system designed to meet the demands of a busy hospitality environment.
